Raphael Tuju’s second Karen property faces auction over Sh4.5 billion debt

NAIROBI, Kenya — Former Cabinet Secretary and ex-Jubilee Party Secretary-General Raphael Tuju is facing the possible loss of another prime property after auctioneers announced plans to sell his luxury Entim Sidai Wellness Sanctuary in Karen to recover a multi-billion-shilling debt owed to the East African Development Bank (EADB).

The proposed sale, scheduled for August 25, 2026, marks the latest chapter in a decade-long legal and financial battle between Tuju and the regional lender over a loan advanced in 2015.

If the auction proceeds, it will become the second high-profile Karen property linked to Tuju to be sold as EADB intensifies efforts to recover approximately Sh4.5 billion it says remains outstanding.

In a public auction notice, Garam Investments Auctioneers announced that Entim Sidai Wellness Sanctuary will be offered for sale after Tuju allegedly failed to settle the outstanding debt.

The wellness retreat occupies approximately 20 acres in Nairobi’s exclusive Karen suburb and has become one of the country’s best-known holistic wellness destinations.

The sanctuary joins a growing list of assets attached to the long-running commercial dispute between Tuju’s companies and EADB.

The latest auction follows a conditional reprieve granted by the High Court in May, when Justice Moses Ado temporarily suspended the planned sale of Entim Sidai pending Tuju’s intended appeal.

The court, however, imposed strict conditions.

Tuju was ordered to deposit Sh50 million in a joint interest-earning account operated by lawyers representing both parties within 30 days. The court ruled that failure to meet the condition would automatically lift the protection granted to the property. It also directed Tuju to file and serve his appeal within 60 days.

While preserving Entim Sidai temporarily, the High Court declined to interfere with the completed sale of Dari Business Park and the Tamarind Karen property.

The court ruled that Tuju’s equity of redemption had been extinguished once the auction was concluded and ownership transferred to a third party, meaning the completed transaction could not be reversed through interim court orders.

Justice Ado held that the law limits remedies in such circumstances to damages rather than reversal of an already completed sale.

The dispute traces its roots to financing extended by the East African Development Bank in 2015.

Over the years, the parties have engaged in multiple court proceedings spanning the High Court, Court of Appeal and Supreme Court as Tuju sought to stop enforcement actions against properties charged as security for the loan.

The lender has consistently argued that it is entitled to exercise its statutory power of sale after prolonged default, while Tuju has maintained that the enforcement process has been unlawful and should be halted pending determination of his legal challenges.

The impending auction represents another significant setback for Tuju, once among Kenya’s most influential political figures and a former Cabinet Secretary in the Uhuru Kenyatta administration.

For EADB, the sale forms part of efforts to recover one of the region’s most closely watched commercial debts.

Unless fresh court orders are issued or the parties reach a settlement before the scheduled auction date, Entim Sidai Wellness Sanctuary could become the latest asset sold in one of Kenya’s longest-running commercial debt disputes.
