Airbnb moves to ban checkout chores for guests under new rules

Airbnb moves to ban checkout chores for guests under new rules
Airbnb is tightening its house rules to limit the checkout chores hosts can require guests to perform, with the changes applying to reservations booked from November 20, 2026.

NAIROBI, Kenya — Airbnb is introducing new rules restricting the cleaning chores hosts can require guests to complete before checking out, including stripping beds, washing and putting away dishes, and taking rubbish off-site.

The policy, which applies to reservations booked on or after November 20, 2026, is intended to make house rules clearer and prevent guests from being given time-consuming tasks that would normally be handled by professional cleaners.

Under the updated requirements, hosts generally cannot ask guests to undertake chores that require significant time or effort as part of checkout. They are also prohibited from imposing fines or other penalties on guests for failing to comply with requests that violate the platform’s policies.

The changes come amid continuing complaints from travellers about checkout instructions that require them to clean parts of a property despite paying cleaning fees. The new rules seek to establish clearer expectations before guests commit to a booking, while preserving reasonable requirements designed to protect properties and maintain order.

What Airbnb’s new rules mean for guests

Under the revised policy, hosts generally cannot require guests to strip beds, wash and put away dishes, take rubbish off-site or complete other substantial cleaning tasks that would ordinarily fall to a cleaner.

However, the policy does not mean guests can leave a property in an excessively dirty or damaged condition. Airbnb’s existing guest rules require travellers to treat properties responsibly, dispose of rubbish appropriately and report damage beyond normal wear and tear.

Cleaning fees are intended to cover standard cleaning between reservations, rather than serve as a justification for imposing additional checkout chores.

Guests may still be asked to undertake simple, reasonable tasks. These can include placing used dishes in the sink, gathering used towels and sorting rubbish or recycling into designated indoor bins.

The distinction is between leaving a property reasonably tidy and requiring a guest to carry out work that would normally be included in the cleaning process after a stay.

Airbnb has also said hosts cannot restrict access to amenities advertised as part of a listing in ways that breach its policies.

Any fees associated with advertised features must be included in the price shown to guests when they book, although optional extras can be offered under the platform’s rules.

Hosts cannot introduce new rules after a booking

A central part of the policy is greater transparency before payment and confirmation of a reservation.

Hosts must disclose their house rules and requests in the designated section of the listing at the time of booking. They cannot introduce additional requirements after a reservation has been made through private messages, signs inside the property or verbal instructions.

Airbnb says the arrangement is intended to allow travellers to assess whether a property suits their needs before committing to a stay.

The company has also streamlined how house rules are displayed, introducing seven standard categories covering matters such as check-in and checkout, the maximum number of overnight guests, smoking, pets, quiet hours, events, commercial photography and locking up when leaving.

Hosts can still establish reasonable requirements within the platform’s rules. The changes do not remove their ability to set conditions on guest numbers, protect their property or address legitimate concerns about how a home is used.

What happens if hosts break the rules?

Airbnb says it can take action when a host’s requirements violate the policy.

Depending on the circumstances, the company may explain the rules to the host, require changes to the listing or issue a warning.

If a violation continues, the listing may carry a notice alerting prospective guests to the problem, receive reduced visibility in search results or face further action under Airbnb’s terms.

The platform also says hosts can contact it for assistance when disputes arise over house rules or guest requests.

The policy includes exceptions where local conditions justify particular requirements. In areas experiencing drought, for example, hosts may reasonably ask guests to limit shower time in response to water restrictions.

In locations where bears or other wildlife pose a risk, guests may be required to put rubbish in animal-proof containers.

These exceptions indicate that Airbnb is not seeking to eliminate every checkout instruction. Instead, the company is drawing a distinction between reasonable measures linked to local conditions or property management and burdensome tasks that would ordinarily be performed by a cleaner.

The business implications for short-term rental hosts

For property owners and managers, the policy could require a review of cleaning arrangements, checkout instructions and the costs associated with preparing properties for successive guests.

Some hosts may need to adjust their operating procedures if they have relied on guests to wash dishes, strip beds or remove rubbish before departure.

Where those tasks are necessary to prepare a property for the next reservation, the responsibility may increasingly fall on cleaners or other staff.

That could affect operating costs, particularly for hosts managing several properties or working with tight turnover schedules. Hosts may need to reassess cleaning fees, staffing arrangements and the time available between bookings.

The policy has already prompted criticism in Airbnb’s host community, where some operators argue that restrictions on checkout chores could increase their workload and costs. Some have questioned whether the changes could make hosting less attractive to smaller operators.

These are concerns expressed by hosts, rather than evidence that the policy will necessarily lead to higher prices or widespread exits from the platform.

The financial impact will likely depend on the individual property, the cleaning arrangements already in place, local labour costs and whether the host has been relying on guests to perform tasks that will no longer be permitted as requirements.

Hosts will still be able to charge cleaning fees where permitted by Airbnb’s pricing rules. However, they cannot use a cleaning fee as a basis for demanding prohibited chores, nor impose separate penalties for failing to complete those tasks.

A shift in the balance between hosts and guests

Airbnb’s policy change addresses a recurring tension in the short-term rental market: guests expect a convenient accommodation experience, while hosts must maintain their properties, manage cleaning costs and prepare for incoming bookings.

The new rules place greater emphasis on clearly communicating expectations before a reservation is confirmed and ensuring that checkout requests remain reasonable.

For travellers, the changes should reduce the risk of encountering unexpected cleaning demands after booking.

For hosts, they reinforce the need to build routine cleaning and property turnover into their business operations rather than depend on guests to complete substantial tasks.

The rules will not eliminate disputes over cleanliness, damage or house rules. Guests will still be expected to respect properties, and hosts will retain the ability to report genuine problems through Airbnb’s established procedures.

The practical test will be how consistently the platform enforces the requirements and how hosts adapt their pricing and cleaning arrangements once the new policy takes effect.

From November 20, the issue will no longer be simply what a host prefers guests to do before leaving. It will also be whether those instructions comply with Airbnb’s rules and were clearly disclosed before the booking was made.
